SELLER PROPERTY INFORMATION STATEMENT
Once the Listing Agreement is completed, your Realtor will discuss the Seller Property Information Statement (S.P.I.S.). It itemizes the things to be reviewed when you list your property for sale. These include water and sewage systems, registered rights of way, as well as defects in any appliances or equipment included with the property. You have the opportunity to note each category, disclosing whether you are aware of any existing problems.
Also included on the form is a structural checklist . Have there been any recent renovations, additions or improvements to the property. Are you aware of any problems with the heating system, air conditioning, plumbing, roof, etc. As well, the form has a section pertaining to environmental issues, for use with rural property.
This form is not mandatory and you may wish to discuss with your lawyer.
